RESERVATION
Apartments can be reserved informally and free of charge for up to one week via email. After this period, a simple written reservation agreement is signed, securing the reservation for the buyer until the notarized contract under the law of obligations is concluded. Upon signing the written reservation agreement, the buyer pays €5,000 towards the purchase price to the account of Vallikraavi Kinnisvara AS. This ensures the reservation remains valid until the contract under the law of obligations is signed. Depending on the construction stage of the building, the buyer can choose an interior design package after the reservation. Then, the necessary documentation for the notarized contract will be prepared in cooperation with the seller.
CONTRACT UNDER THE LAW OF OBLIGATIONS (VÕL)
A notarized contract under the law of obligations is signed with the buyer for the construction period of the building, provided the buyer has paid a 10% advance of the total purchase price (the reservation agreement amount is deducted from the advance payment). This contract remains in force until the building is completed and the real right contract is signed. All terms of sale are finalized before signing the contract under the law of obligations.
REAL RIGHT CONTRACT (AÕL)
Once the apartment building is complete, the notarized real right contract is signed, and the buyer pays the remaining 90% of the purchase price of the apartment. After this, the ownership of the apartment is officially transferred to the buyer.
